Why 11 Months? The Most Common Question
You've seen most rental agreements are for 11 months. This is deliberate. Under the Registration Act, 1908, leases for 12 months or more must be compulsorily registered at the Sub-Registrar office. Agreements under 12 months only need to be notarized (much cheaper and faster).
An unregistered agreement for 12+ months is technically unenforceable in court — not admissible as evidence. For stays beyond 11 months, tenants and landlords simply renew or extend the agreement every 11 months.
