HRA (House Rent Allowance) is one of the biggest tax-saving components in a salary. Under Section 10(13A), a portion of HRA received from your employer is exempt from tax — but only if you're paying rent and not owning the house you live in. Here's the complete calculation.

HRA Exemption — The 3-Factor Formula

The exempt amount is the minimum of the following three:

  1. Actual HRA received from employer
  2. 50% of Basic + DA (if city is metro) or 40% of Basic + DA (if non-metro)
  3. Rent paid minus 10% of Basic + DA

The remaining HRA (above the exempt amount) is added to taxable salary.

Metro vs Non-Metro Cities

CategoryCitiesHRA % of Basic+DA
MetroMumbai, Delhi, Kolkata, Chennai50%
Non-MetroAll other cities (Bengaluru, Hyderabad, Pune, etc.)40%

Note: Bengaluru, Hyderabad, Pune are NOT metro for HRA purposes — they get 40%, not 50%.

Worked Example — Metro City

Employee in Delhi:
Basic + DA = ₹40,000/month | HRA received = ₹18,000/month | Rent paid = ₹20,000/month

1. Actual HRA = ₹18,000
2. 50% of ₹40,000 = ₹20,000
3. Rent − 10% of Basic = ₹20,000 − ₹4,000 = ₹16,000
Exempt HRA = minimum = ₹16,000/month
Taxable HRA = ₹18,000 − ₹16,000 = ₹2,000/month

Worked Example — Non-Metro City

Employee in Bengaluru:
Basic + DA = ₹50,000/month | HRA received = ₹20,000/month | Rent paid = ₹18,000/month

1. Actual HRA = ₹20,000
2. 40% of ₹50,000 = ₹20,000
3. Rent − 10% of Basic = ₹18,000 − ₹5,000 = ₹13,000
Exempt HRA = minimum = ₹13,000/month
Taxable HRA = ₹20,000 − ₹13,000 = ₹7,000/month
