HRA Exemption: 3 Conditions
#ConditionFormula
1Actual HRA received from employerAs per salary slip
2Rent paid minus 10% of basic salaryAnnual rent paid − (10% × Annual basic)
3% of basic salary (metro/non-metro)50% × basic (metro) OR 40% × basic (non-metro)

Exempt amount = Minimum of Condition 1, 2 and 3

Metro Cities (50% Basic)

Delhi, Mumbai, Kolkata, Chennai — inhe metro maana jaata hai. Bangalore, Hyderabad, Pune etc. non-metro hain (40% rule).

House Rent Allowance (HRA) salary ka ek component hai jo company kiraya bharne wale employees ko deti hai. Iska ek hissa Income Tax ke Section 10(13A) ke under tax-exempt hota hai — lekin sirf old tax regime mein. New tax regime choose karne par HRA exemption available nahi hoti.

Is guide mein samjhenge ki HRA exemption kaise calculate karte hain, metro aur non-metro mein kya fark hai, aur kaunse documents zaroori hain.

HRA Exemption Ki Basic Condition

HRA exemption milne ke liye yeh conditions honi chahiye:

Special case: Agar aap apne parents ke ghar mein reh rahe ho aur unhe rent pay kar rahe ho (bank se) — yeh valid hai aur HRA exemption milti hai. Parents ki rental income unke ITR mein dikhani hoti hai.

Calculation: Teen Conditions Mein Se Minimum

Exempt HRA = Minimum of:

  1. Actual HRA received from employer
  2. Annual rent paid − 10% of annual basic salary
  3. 50% of annual basic salary (agar Delhi, Mumbai, Kolkata, Chennai mein rehte ho) OR 40% (baaki sheher)

Balance (HRA received minus exempt) taxable salary mein add hoga.

Example 1: Mumbai mein job (Metro)

ComponentMonthlyAnnual
Basic SalaryRs 50,000Rs 6,00,000
HRA receivedRs 20,000Rs 2,40,000
Rent paidRs 18,000Rs 2,16,000

Calculations:

Example 2: Pune mein job (Non-Metro)

ComponentAnnual
Basic SalaryRs 7,20,000
HRA receivedRs 2,88,000
Rent paidRs 3,00,000 (Rs 25,000/month)

Metro Cities: Kaun Kaun Si Hain?

Income Tax rules ke under sirf 4 cities metro hain jahan 50% basic rule applies:

Bangalore, Hyderabad, Pune, Ahmedabad, Noida, Gurugram — yeh sab non-metro hain (40% rule). Bahut employees yeh galat samajhte hain ki Bangalore metro hai — nahi hai income tax purposes ke liye.

Kaunse Documents Chahiye?

DocumentWhen Required
Rent receipts (monthly)Rs 3,000+ per month rent — employer ke liye
Landlord's PANAnnual rent Rs 1,00,000+ se zyada hone par mandatory
Rent agreementNot mandatory but good to have for scrutiny
Bank transfer proofRecommended — cash payment hard to prove

Agar landlord PAN nahi de raha aur rent Rs 1 lakh+ annually hai, toh employer Form 16 mein HRA deduction nahi dega. Landlord ko PAN dena required hai is case mein.

New Tax Regime Mein HRA

Agar aapne new tax regime select kiya (FY 2026-27 ke liye), toh HRA exemption available nahi hogi. HRA salary mein add hogi aur poori taxable hogi. New regime mein slab rates lower hain, isliye tradeoff hai. HRA substantial ho toh old regime consider karein.
