And then a fraudster creates a fake Power of Attorney (PoA), walks into the Sub-Registrar's office, and sells or mortgages that property — sometimes before the real owner finds out. Why Fake PoA Fraud Is So Common

A Power of Attorney (PoA) is a legal document that lets someone act on your behalf. When used legitimately, it helps NRIs manage their property from abroad, or lets elderly owners delegate registration tasks. But fraudsters abuse it by creating forged PoAs — sometimes with stolen Aadhaar printouts, sometimes with complicit intermediaries — and using them to sell or mortgage property without the owner's knowledge.

The Sub-Registrar's office is not required to call you to verify. They check if documents are in order. If a forged PoA looks genuine, the transaction goes through. The first you hear about it may be when a stranger shows up at your door claiming ownership.

Step-by-Step: How to Set Up Property Alerts

Step 1 — Register on NGDRS (Central Portal)

NGDRS — the National Generic Document Registration System — is the central government portal managed under the Ministry of Panchayati Raj and state governments. It standardises property registration across states and offers citizen alert registration.

  1. Go to ngdrs.gov.in
  2. Click "Citizen Login" or "Register" and create an account using your mobile number. An OTP will be sent.
  3. Once logged in, go to "My Properties" or "Property Alert" section.
  4. Enter your property's registration details: state, district, sub-registrar office, deed number, and year of registration. All of this is on your original sale deed / registered agreement.
  5. Enable SMS and email alerts. Save.

Step 2 — Register on Your State IGR Portal

State portals often have more granular coverage for local transactions. Register on both NGDRS and your state portal — they operate independently and alert through different channels.

Step 3 — What You Will Need

One-time setup. Once registered, you do not need to do anything. Every future transaction attempt on that property triggers an automatic SMS and email to you.

What to Do If You Get an Alert You Did Not Authorise

Speed matters here. The moment you receive an alert for a transaction you did not initiate:

  1. Call the Sub-Registrar's office immediately. Every district has a Sub-Registrar. Tell them your property details and that you have not authorised any transaction. Request them to hold the registration pending verification.
  2. File a police FIR. Go to the nearest police station and file under IPC Section 420 (cheating and dishonestly inducing delivery of property), Section 467 (forgery of valuable security), and Section 468 (forgery for purpose of cheating). These are cognisable offences — police must register the FIR.
  3. Get an injunction from civil court. A lawyer can file for a temporary injunction preventing the property from being sold or transferred until the court hears the matter. This is typically granted within a few days in fraud cases.
  4. File a complaint with your state's Inspector General of Registration. The IGR can flag the property in the registration system, preventing further transactions pending inquiry.

What If You Have Property in Multiple States?

Register on each state's portal separately. If you own a flat in Mumbai and a plot in Lucknow, register on IGR Maharashtra for the flat and Bhulekh UP for the plot — and on NGDRS for both. Each registration is independent and takes 5 minutes per property.

Does This Work for Agricultural Land Too?

Yes. Agricultural land records (khatauni/khasra) are maintained separately from urban property registrations, but most state land record portals — like UP Bhulekh, Bihar Bhumi, Rajasthan Apna Khata — also allow you to link your agricultural land survey number and receive alerts on mutations (dakhil-kharij). Check your state portal's "mutation alert" or "nakal alert" section specifically for agricultural land.
