Pradhan Mantri Awas Yojana (PMAY) is India's flagship affordable housing scheme. If you're a first-time home buyer in a certain income bracket, you can get a significant subsidy on your home loan interest — reducing your EMI burden substantially.

Subsidy is calculated as NPV (Net Present Value) of interest savings over 20 years and is credited upfront to your loan account — reducing your outstanding principal immediately.
Key Eligibility Conditions
- First-time buyer: Neither you nor any family member should own a pucca (permanent) house anywhere in India
- Family = self, spouse, unmarried children
- Property must be in your name or joint name (female co-ownership preferred)
- EWS/LIG: Carpet area max 60 sq m; MIG-I: 160 sq m; MIG-II: 200 sq m
- Property should be in statutory towns (Municipal Corporation area) — for urban PMAY
Joint ownership with wife/female family member gives priority in allotment for EWS/LIG. It's a condition for beneficiary-led construction under PMAY.
How CLSS Subsidy Works
Example (LIG — ₹5L annual income):
Home loan: ₹15 lakh at 9% for 20 years
CLSS eligible loan: ₹6 lakh at subsidized 6.5%
Upfront subsidy credited: ~₹2,67,280 reduced from loan
Net loan: ₹15L – ₹2.67L = ₹12.33L — your EMI reduces significantly

How to Apply for PMAY
Option 1: Through Bank/NBFC
- Apply for home loan at any PMAY-empanelled bank or NBFC
- Tell them you want CLSS benefit under PMAY
- Bank submits application to NHB (National Housing Bank) or HUDCO
- Subsidy is directly credited to your loan account by the nodal agency
Option 2: Through CSC (Common Service Centre)
- Visit nearest CSC (Jan Seva Kendra)
- Fill PMAY application with documents
- Application forwarded to ULB (Urban Local Body)
Online Self-Registration (for Beneficiary-led Construction)
For in-situ slum redevelopment or beneficiary-led construction: pmaymis.gov.in → "Citizen Assessment" → fill details with Aadhaar.

- Aadhaar card (mandatory — for Aadhaar-linked subsidy disbursement)
- PAN card
- Income proof (salary slips, ITR, Form 16)
- Bank statements (6 months)
- Property documents / agreement to sale
- Affidavit that no pucca house is owned by applicant/family
